1) What is the routine of real estate agents when they serve flipping clients or those who want to buy properties to build?
When we have a launch or construction client, the first step is to know what type of investment and/or property this client likes to buy. From that point on, I try to map properties that are for sale on the market and that fit the client’s profile. For each property that appears to be a good deal, try to carry out a market analysis to present a property in its current condition and also its potential for sale after renovation. With this information, the client can make a safe analysis and decide whether it is worth it or move on to the next stage, which would be an in-person inspection of the property. This screening process, carried out by me, greatly reduces the research time my clients spent looking for houses online.
After two weeks of keeping an eye on the market, if I notice that the market is not offering enough properties for my client to purchase, I begin an off-market search for homes that are not currently on the market. To do this, I use my network of investors, other brokers and the help of other real estate professionals to identify potential sellers.
2) What is the main question that clients have when looking for an investment property (flipping)?
In general, the biggest question they have is regarding the resale price of the renovated property. I often need to search for other information, such as the possibility of subdividing the land, what type of property is allowed to build in certain areas (zoning codes), information about taxes, etc.
3) Do real estate agents follow the entire process between the client and the construction company in the case of a property for personal use (property buyers)?
When a client is buying a property under construction, most of the time they have the option to choose the quality of materials, cores and details, customizing the house according to their preferences, but they rarely participate in the entire construction process. In general, he has some visits scheduled during the construction period so he can inspect the progress of your home. The broker representing the buyer can generally accompany him or her on inspections. In contrast, when the buyer is purchasing a custom home, a home where the construction company is working specifically for the client, they have a much more active voice in the project as a whole and much more access to the inspection and progress of the work.
